Different Types of Designers
Who does What & Why???
To some people, this can be very confusing. Frankly, it is, because a lot of Designers in the Home building industry cross boundaries either because the project calls for it, or they like to stretch their skills, or it's good for cash business. Whatever the reason, you need to know what you want out of a Designer and what their Specialty and Talent can provide for you.
During any Type of Construction you
can run into a myriad of Designers.
These are the major types of Designers you will find in the Remodeling World
Generally found in Design & Build firms. Design / Build firms are all encompassing builders that have developed a single source of design and construction for people seeking a kitchen remodel, bathroom remodel, home additions or even new homes. There is an in-house Designer that works on Concept Drawings, layouts, and some perspectives, thereby keeping the design fees low. Since their background is usually a combination of Design and Construction they can keep the Budget in mind since they are very familiar with construction costs and techniques. Design fees are generally based on a per square foot number or a per hour basis.
When this Design and Construction Budget/Proposal are accepted, then the Design Concept drawings are completed thru to working permit drawings and engineering, (these costs have already been folded into the construction budget/proposal). So you do not pay these costs up front as you typically do with and Architect.
Since these firms depend on getting the construction work, they have a vested interest in great design for their reputation, and keeping you on budget so the Project can be built. Many Custom Home Builders work this way also.
Once you find a residential architect, make sure you find one that concentrates on the Design Concept as much as the technicalities of engineering , drafting, etc. Also have an in depth conversation about Budget. Architects have no true responsibility to the budget, and to be fair, they are working off your "wish list". We all know how expensive those can be. So if your Architect doesn't warn you about keeping your wish list in check, you run the risk of getting a project that you may not be able to build because it's just too expensive.
Traditionally most Architects typically charged anywhere between 6% and 10% of the total cost of the Project depending on total services. On the lower end, it usually includes the Design Concept thru layouts. On the higher end, it usually included Project Management.
Engineering, schematics, details, permits drawings, project management, etc., continue to drive the price upwards. Every Architect is different, especially in residential and in small firms, some even work by the hour. You can check with your local AIA chapter to find people in your area.
Kitchen and Bath Designers
This is a particular Design specialty that is highly detail driven. Remodeling kitchens and baths is a huge industry with it's own trade association, www.nkba.org. You should always hire a Certified Kitchen and Bath Designer, (CKD), when considering a Kitchen or Bath Remodeling Project. No other type of Designer is trained in the details, products, safety, and codes that will make your Kitchen or Bath a success. Design fees are generally based on a per Project basis. These fees can be Design only or Design with Project Management. If you are planning of DIY'ing a Kitchen or Bath , you may very well want to consider some Project Management services from your Designer.

A Successful Home Remodel
Home Improvement Research
Do your homework to find a reputable Designer and General Contractor before you even start getting bids on your project. Don't over due this - there is nothing we hate more that to be shopped with five other general contractors, and we will find out, (yes -we all pretty much know each other except for the fly bye's). Stick with the three most trusted general contractors in your immediate area, and do your detailed research from there. This also includes personally interviewing them, you should always have a good rapport, especially with your Designer. If you don't have a good, reputable Designer, everything you do from then on will suffer.

So who will you invite into your Home to tear apart your most valuable asset and then trust to put it back together again in a new and improved version?
Who to Choose???
- They will already carry all the licenses, insurances, permits, and business operations necessary. You should not have to worry about any of this if you have checked them out. Professional Contractors are in business for the long run and they are always working in your neighborhoods.
Carpenters & Handymen -
- no matter how good they may be, make sure they have all licenses*, insurances*, ,and permits or you will be liable for any violations and possibly uncovered by your home insurance.
Yourself, friends, and family -
- no matter how good they may be, make sure they have all licenses, insurances, ,and permits or you will be liable for any violations and possibly uncovered by your home insurance. This advice is double when it's family.
Truck & Dog Contractors
- you see this coming...no matter how good they may be, make sure they have all licenses, insurances, ,and permits or you will be liable for any violations, and possibly not covered by your home insurance.
- Business License
- Contractors License/Home Improvement License
- Sales License
- Masters License for Trades
- County or Area License if Applicable
- General Liability: covers your property and non-installed items
- Workmens Compensation : covers injuries
- Security Bonding: background checks, typically optional
- Builders Risk - optional; covers completion of the project and can be taken by the builder
or homeowner, typically for large projects

Proposals & Contracts
When your estimate of your Design is complete, a good Contractor or Others will take this information and write you a Proposal that speaks to the Scope of Work for your Project as well as the Materials and Specifications to be used on your job. This cannot and should never be done without a Design. You would have absolutely no control or legal standing without Design plans.
